Recently Transformed Sites in Southern California

Roux’s Public Sector and Real Estate teams contributed to two recently transformed sites in Southern California. First, we provided due diligence and environmental planning support for the Venta Spur Trail/Jeffrey Open Space Trail (JOST) Pedestrian Bridge project, attending the Site’s public grand opening in mid-August. This Site provides improved safe active transportation access for the Northwood, Woodbury, and Stonegate communities in Irvine, California. 

Roux additionally supported redevelopment activities at a former industrial property in Los Angeles, California, now site of the Habitat Culver City Building. The Site, previously a storage facility, has been redeveloped into a mixed-use building offering residential living space, commercial offices, and retail. Venta Spur Trail/Jeffrey Open Space Trail Pedestrian Bridge

Irvine, California

Roux was retained as the environmental subcontractor to Psomas, on behalf of the City of Irvine, to provide due diligence and environmental planning support for the Venta Spur Trail/Jeffrey Open Space Trail (JOST) Pedestrian Bridge project. The bridge location was identified through the City’s Strategic Active Transportation Plan and Bridge Prioritization Study. Roux’s work incorporated a review of historical maps, aerial photographs, city directories, regulatory database records, and agency files, along with site reconnaissance performed in October 2024. Roux delivered a Caltrans-compliant environmental clearance pathway that helped keep the project moving toward agency approval and construction.

Roux at the Pedestrian Bridge Grand Opening

Habitat Culver City Building

Los Angeles, California

Roux provided environmental consulting services in support of redevelopment activities at a former industrial property in Los Angeles, California on behalf of Lendlease. The 454,000-square-foot project features world-class architecture in close proximity to the rapidly growing Culver City submarket. The building includes 260 multi-family residential units, a six-story, approximately 260,000-square-feet of creative office space, and ground-floor retail. Roux performed delineation investigations, directed excavation activities, conducted confirmation sampling, and coordinated waste profiling and off-site disposal.
