Roux provided environmental consulting services in support of redevelopment activities at a former industrial property located at 3401 South La Cienega Boulevard in Los Angeles, California. The Site, previously a storage facility, has been redeveloped into a mixed-use building offering residential living space, commercial offices, and retail. The 454,000-square-foot project features world class architecture in close proximity to the rapidly growing Culver City submarket. The building includes 260 multi-family residential units, a six-story, approximately 260,000-square-feet of creative office space, and ground floor retail.
Roux’s role as the environmental consultant included Phase II Environmental Site Assessment (ESA) investigations that identified localized arsenic, lead, and petroleum hydrocarbon impacts associated with a former rail spur and underground storage tank area. Roux performed delineation investigations, directed excavation activities, conducted confirmation sampling, and coordinated waste profiling and off-site disposal. During site grading, previously unidentified asphalt tar materials and petroleum-impacted soil were encountered and subsequently characterized, managed, and removed for disposal as California Non-RCRA hazardous waste. The project included regulatory-compliant soil management, waste characterization, excavation oversight, and documentation of voluntary remedial actions that facilitated continued site redevelopment.
