Logistics Warehouse Development

Major Industrial Real Estate Development Firm; Illinois

OBJECTIVES

Roux was retained to obtain environmental approvals for the region’s first multistory logistics facility in Chicago’s Goose Island neighborhood. Development consisted of 1,590 auto parking stalls, 763 van parking stalls, and full 135-foot first and second floor truck courts, within an approximately 1.2 million-square-foot LEED-Silver Certified facility.

As part of the site redevelopment activities, Roux conducted an air quality impact study for the Site, including air dispersion modeling of stationary and mobile emission sources, and evaluated future operational emissions impacts on the neighborhood. Roux also provided environmental due diligence, remediation, and construction services including the development of a Phase I Environmental Site Assessment (ESA), Phase II ESA, remediation cost assessment, construction health and safety plan, soil management plan, residual manufactured has plant (MGP) waste characterization, dewatering system design, and vapor mitigation system designs (passive and active). Roux designed and managed the dewatering system which processed and treated over 1.5 million gallons of groundwater and oversaw/certified the installation of the vapor mitigation system.
