Risk Assessment: Former Electronics Facility

At a former electronics components manufacturing facility in southeastern Massachusetts undergoing remediation for releases of chlorinated volatile organic compounds, Roux Associates modeled site-specific future indoor air concentrations and calculated inhalation risks in several portions of the property to identify potential restrictions on future use. 

Roux Associates used existing soil gas data in areas of planned construction, building specifications as provided by the purchaser, and specifications provided by the manufacturer of a popular vapor barrier, to model indoor air concentrations and potential risks to occupants of planned future buildings. 

Based on the Site-specific modeling, Roux Associates determined that the vapor barrier, if properly installed, would provide adequate protection against migration of CVOC vapors into the indoor air of future buildings, obviating the need for an active sub-slab depressurization system. 

Roux Associates incorporated the specifications of the vapor barrier into a deed restriction recorded for the property.
