Microbial Contamination - 800 Unit Apartment Building

Newark, NJ

Roux Associates completed an extensive mold investigation and remedial program at a major apartment complex. The project included assisting the client in evaluating mold contamination within over 800 apartments impacted by storm flooding. The mold contamination was visually identified throughout numerous residential living areas, which results in numerous complaints filed with the state health department. Several major violations orders were issued against the building operators for conditions with the units. Tasks completed by Roux Associates included:

  • Building investigations and assessments
  • Microbial sampling
  • Evaluation of data and report preparation
  • Recommendations for abatement
  • Abatement oversight and management
  • Evaluation of remediation costs

Various field-testing and laboratory analyses were completed to develop an understanding of conditions within the building. The testing included surface and air sampling for non-viable microbial and viable microbial contamination. The physical inspection included visual observations throughout the interior and exterior of the building to identify indications of microbial growth. A moisture inspection was also completed. Roux Associates designed a logistics management plan to allow tenants to remain within the complex during restoration activities with a minimum of effort. Roux Associates represented the owner at hearings with local agencies, developed a community relations program and managed all on-site remediation.
