Roux Associates conducted a Phase 2 Environmental Site Assessment (ESA) for a NYC developer at a 22-acre site located in Brooklyn, New York. When constructed, the site will include an 18,000-seat sports
arena and an urban complex of housing, commercial and retail space. The Frank Gehry designed
arena will be the centerpiece of the mixed-use development and will become the new home of the Nets professional basketball franchise. The environmental data being collected by Roux Associates was used as an integral component of the New York State Environmental Quality Review Act (SEQRA) Environmental Impact Statement (EIS) prepared for the site. The Phase 2 ESA data was also used to support further characterization of the site as part of a Remedial Investigation (RI) with oversight and approval of the New York State Department of Environmental Conservation (NYSDEC) under the Brownfield Cleanup Program (BCP).
The proposed 7.7 million zoning square feet at the Site would be divided into approximately:
800,000 square feet for the Arena - with 18,000 seats for basketball games and 20,000, as
configured for other events, such as concerts
six acres of publicly accessible open space
4.4 million square feet of residential space, in approximately 6,800 units
2.1 million square feet of commercial office space
300,000 square feet of retail space
3,000 parking spaces.

Phase 1 and 2 ESAs (Sampling of Soil, Groundwater, and Soil Vapor);
Prepared over 15 Phase 1 reports
Collected over 350 soil samples and over 175 groundwater samples using various
drilling methods including rotary sonic, hollow stem auger, air rotary, Geoprobe™, and
ODEX™ methods
Soil vapor sampling throughout 22 acres
Worked within active 100-year old railyard
Coordinated with various public agencies - MTA / NYCT / NYSDEC / ESDC
Construction Support for Excavation of 1.5 Million Tons of Soil;
Environmental Support for Demolition and Relocating of an active nine-acre 100-year
old Railyard;
Property Acquisitions Support; and
Asbestos Abatement and Demolition Support.
